Abstract

This study investigates whether changes in rent levels and housing supply are statistically associated with RealPage's market share in multifamily property management. Drawing on recent debates and litigation surrounding the role of algorithmic pricing tools in rental markets, we examine whether regions with a higher adoption rate of RealPage software experience different rent trajectories or supply-side responses than comparable areas. Using a panel of metropolitan-level data on apartment rents, new building permits, and RealPage adoption over multiple years, we employ econometric models (e.g., fixed effects regressions) to control for confounding factors such as population growth, overall market trends, and local economic conditions. Our findings will shed light on whether RealPage's expansion correlates with measurable shifts in rent levels—or if it reflects broader market pressures already in play. By evaluating how market concentration and technological tools interact with housing supply and rental prices, this research aims to contribute to policy discussions around housing affordability, urban planning, and potential antitrust considerations. Ultimately, identifying any statistically significant link between RealPage's market share and housing market outcomes could inform stakeholders—from renters and landlords to policymakers—about the implications of consolidating pricing technology in an era of heightened housing instability, inflationary pressures, and homelessness.
